JUST SOLD-Villages at Mauna Lani #603

I just sold and closed Villages at Mauna Lani #603 to my buyer client from St. Louis! My client was initially interested in one of my other listings in Kulalani at Mauna Lani but through their due diligence including many questions, decided The Villages offered a great value for the amount of quality square footage and community amenities in comparison. The buyer found the large bedrooms with en-suite baths, large great room with views to the spacious lanai and outdoor kitchen were really the features that added value and sealed the deal. They also mentioned that they found my vast knowledge of the community very helpful and assuring during their search process as they initially did not consider The Villages as a choice. We are one of the few original owners left in our community of 130 units and as past president of The Villages AOAO, I was able to answer the most minute questions regarding our beautiful community. Every community including The Villages has nuanced and obvious advantages and disadvantages depending on the b...

SOLD-Villages at Mauna Lani #431

I just SOLD this incredibly priced, Alii home plan in the Villages at Mauna Lani with pool and rare solar system installed. We are sad to see our friends Carolyn and Wayne Harper leave but we are also very happy Lisa and Zung Thai we will be bringing their family often to Hawaii to enjoy their new home and SURF! Here’s the incredible story about how I met the new owner, Zung. I received a call on Monday to show another one of my resort listings on Thursday. On Thursday the surf was booming and I, as usual, went to enjoy a pre-dawn, surf before work. I paddled out just after 6 am and was joined around 8 am by a few others including someone on a short, rental board which is unusual for our break. He immediately lined up in the wrong spot where the wave was certainly destined to send him straight into the reef. I hesitated to say anything but decided to paddle over and gently mention to him a “headache” was on the way if he didn’t move from that area quick. He followed my ad-vice and we enjoyed a few more hours of epic ...

Mauna Lani Resort Site “M” SOLD on August 14, 2017-$9.75m

One of the last remaining, undeveloped sites within the Mauna Lani Resort sold in August 2017 to the same group that purchased the remaining Tokyu assets that included Mauna Lani Bay Hotel and Bungalows, golf course and racket club. Originally, the undeveloped, Site “M” parcel was sold by the Mauna Lani Resort’s developer, Tokyu to a group led by developer Stanford Car in December of 2004 for $24m. Tax records indicate an entity related to Prospect Hill Group (DHL Mahi Propco LLC) paid a $9.75m sales price for the 150 acre site on August 14, 2017. The most interesting fact regarding this parcel is that it includes zoning for the last remaining hotel site within the resort. At some point in time when Tokyo sold the development site where 49 Black Sand Beach is now situated, they obtained permission from the County to “move” the hotel site zoning that was intended for this site and relocate it to parcel “M”. In the past, the Mauna Lani Resort as well as The Villages at Mauna Lani had filed several actions...
