Lissette and I have been blessed with an abundance of great memories and experiences in 2019 including those including all of our friends and clients, old and new. 2019-Big Island Year End Real Estate Summary

Welcome to my year end 2019 summary of real estate news and trends for my December blog and newsletter readers. The good news is...it’s all good news! Properties in all categories are selling well along the Kohala Coast especially condominiums. The least expensive condominium units with the most bedrooms are the “hot ticket” in all resorts. Land and developed lots continue to be great buys if you have the time and patience for the building process. Single family homes are the next best bargain per square foot but an overall more expensive option to condominiums mainly because of their larger size. Most of my comments and analysis concern the Kohala Coast Resorts and not the north Kona Resorts and communities such as Kohanaiki, Kukio and Hualalai. The Kohala Coast resort market for condominiums +/- $1m is really good with an average days on market of less than 90 days if the unit is priced no higher than a few percentage points beyond the sold price of the last, best comparable unit. Mauna Lani Terraces G-201 In Escrow

I just put into escrow this ocean view, 1-bedroom/2-bathroom property at the Mauna Lani Terraces. The Terraces are an ocean front community adjacent to the new Auberge at Mauna Lani Hotel. They were built and developed by the Tokyu Corporation which developed the entire resort in the early 1980’s. Most units in the Terraces front or have a view of a large brackish pond and higher floor units have ocean views also. This community as well as The Pointe feature concrete construction and spacious, one level floor plans. These properties are more like large, luxury hotel suites than condominiums. Each unit includes one covered, parking space and storage closet. This one got away but call me to view others.

Market Update 3rd Quarter 2019

Market Update 3rd Quarter 2019 Just the stats..and the stats are all positive! The market remains strong for Hawaii Island through the third quarter 2019. Prices are stabilizing to the 2006-7 peak relative to single family homes and in some cases resort condominiums are selling well below those levels. As an example, the Maile plan in the Villages at Mauna Lani is selling at a 30-40% discount to the 2006 peak with no apparent reason other than it was a large floor plan originally purchased for occasional owner use not primarily for vacation rental. The market has changed since the “great” recession where gross vacation rents are being factored into the ownership “equation” along with purchase price and number of bedrooms. As an example of the current arbitrage, a 3 bedroom Golf Villas unit will vacation rent for $300/night where this large Maile plan may only rent for a 10% premium but cost +30-40% at $1.1m.
